For real estate brokerages in Dubai

Every portal lead answered in a minute, day and night

Leads from Bayut, Property Finder and Dubizzle reach the right agent in minutes. An AI assistant answers about the listing on WhatsApp, asks the questions your agents ask, and books the viewing. Your website with your listings, your app, listing videos and one list of every buyer, tenant and landlord, run by one engineer you know by name.

Where a brokerage loses its deals

And what we set up for you, from the first month.

  1. The problem: A tenant asks about a flat on Bayut at 10 pm. Your agent sees it in the morning, after three other agencies have already called him.

What we do: The assistant answers in seconds with the price, the cheques and the availability, offers the next free viewing slots and books one in your agent's calendar.

  2. The problem: Leads come from three portals, WhatsApp, Instagram and calls. Some are answered twice, some never, and nobody knows which.

What we do: Every lead lands in one list with its source, its listing and its agent. You see who answered, how fast, and which portal really brings deals.

  3. The problem: Your agents spend their day sending the same photos, prices and locations, and calling people who were never going to rent.

What we do: The assistant sends the details, the photos and the map pin, and asks the budget, the move-in date, the number of cheques and who will live there before an agent picks up the phone.

  4. The problem: A landlord wants to list with you, and the title deed, the passport and Form A take a week of WhatsApp messages to collect.

What we do: The assistant takes the unit's details and photos, collects the documents in one place and books your agent's visit. The listing is ready to publish in days.

  5. The problem: A tenancy ends, and nobody asked the tenant about renewing until the last month.

What we do: Every contract's end date is in the list. Your agent is reminded 90, 60 and 30 days before, and the assistant asks the tenant whether he is staying.

  6. The problem: Listings need videos for Instagram and TikTok, and nobody has time to film and edit them.

What we do: One button turns a listing into a short video with the price and the area, checked by a person and ready to post.

How your week runs with us

Five moments every brokerage knows, step by step, as we set them up for you.

A portal lead at 22:40

A tenant enquires on Bayut about a 1-bedroom in Business Bay. Your office closed at 7.

  1. The enquiry reaches your list the way the portal sends it to you today, by email or WhatsApp, with the listing it is about.
  2. Within a minute the assistant writes to the tenant on WhatsApp: the price, the cheques, the date it is free.
  3. It asks his budget, his move-in date and who will live there, and offers the next free viewing slots of the agent for that area.
  4. He picks one. The viewing is in your agent's calendar, with the whole conversation attached.
  5. On the morning of the viewing he gets the location pin and the agent's name. The agent gets a reminder an hour before.

What changesThe viewing is booked before another agency calls him back.

A Saturday of viewings

Your agents have twelve viewings booked across JVC, Marina and Business Bay.

  1. The evening before, every client gets a confirmation with the time and the address. Those who do not answer are asked again in the morning.
  2. A cancellation frees the slot at once, and the assistant offers it to the next client who wanted that area.
  3. After each viewing the assistant asks the client what he thought and what he wants to do next.
  4. Those ready for an offer are marked hot and sent to the agent at once. The rest get similar listings by Monday.

What changesFewer wasted trips, and every viewing has a next step the same day.

A landlord lists his apartment

An owner writes: “I want to rent out my 2-bedroom in JVC.”

  1. The assistant asks for the building, the size, the view, the parking and the rent he expects.
  2. It collects the title deed, the passport and the signed Form A in one place, and tells him what is still missing.
  3. Your agent's photo visit is booked in his calendar.
  4. The listing page is drafted on your site from what the owner sent, and the video is made with one button.
  5. The owner gets a short update every week: views, enquiries and viewings of his unit.

What changesThe listing is live in days, the papers are in one place, and the owner sees you working for him.

An off-plan launch

A developer launches a new project next week, and you want your buyers to hear it from you first.

  1. A page for the project on your own site within days: the plans, the payment plan, the handover date.
  2. A WhatsApp message goes to the buyers who asked you about off-plan in that area and agreed to hear from you.
  3. The assistant answers questions about the payment plan and the handover, and books meetings with your off-plan agents.
  4. Every reply, every meeting and every reservation lands in the list, with the source it came from.

What changesYour launch leads are in one list, not scattered over five agents' phones.

Renewals and re-letting

Forty tenancies end in the next three months.

  1. The list knows every contract's end date and its landlord.
  2. Your agent is reminded 90, 60 and 30 days before the end.
  3. The assistant asks each tenant whether he plans to renew, and tells the landlord early when he does not.
  4. A unit that will be free is listed again before the tenant moves out.

What changesRenewals do not slip, and units are let again with fewer empty weeks.

Tech ConciergeAED 3,600 a month, built and run by a named engineer

With us the work comes out of your month: an hour of engineer time is AED 120, a video AED 60, and AI compute is charged at twice its cost. A big build such as an app is estimated first and built over the months you choose, or sooner with extra blocks of AED 500.

When it pays for itself

Our month is AED 3,600. Put in what one more customer leaves you, and see how many more a month cover it. Your figure, not ours.

For example, 5% of a AED 90,000 annual rent is AED 4,500.

The person who answers

You get an engineer by name, not a ticket number. I read your messages on WhatsApp and I answer them myself.

I know what your business does, what we built last month and what is breaking. You never explain it twice.

And we meet first: a coffee anywhere in Dubai, half an hour, about your business — before you sign anything.

What brokerage owners ask us

Does it work with Bayut, Property Finder and Dubizzle?
Yes. Leads arrive in your list the way the portals send them to you today, by email, WhatsApp or call, and go to the right agent. We set it up in your first week.
Will the assistant say something wrong about a property?
It answers only from your listings and the rules you set: the price, the cheques, the availability, the viewing hours. Whatever it does not know, it passes to an agent with the whole conversation.
Which languages does it speak?
It answers in the language the client writes in: English, Arabic, Russian, Hindi, Urdu and many more.
Do my agents have to change how they work?
No. They keep WhatsApp on their phones. Their leads and viewings come to them, and the list shows what is waiting for whom.
Who owns the listings and the client list?
You do. Your content and your clients' data are yours, and we export them on request in standard formats.
Can I try it before I decide?
Yes. You try it on your own business first, before you sign anything.
